Rental Agreement Terms

Villa Rental Agreement
This rental agreement is between Philip & Diane Kready as Owner and __________________________________, as Renter.

Owner agrees to rent to the Renter
the premises known as StarBlest Villa located at Mayfield Drive on the island
of Montserrat for the term of a ___ night
stay. Renter agrees to pay the owner the sum of US$__________ and a
security/breakage deposit of US$________. One half of the rental amount is due
upon reservation (booking is not confirmed until payment and a signed rental
agreement is received): balance
of rental amount and security/breakage deposit is due 60 days prior to
arrival. If rental and deposits are being paid by check, and damage/breakage,
excessive cleaning, or long distance phone calls caused by the Renter or their
guests exceeds the amount of deposit, Renter agrees to pay for said
amounts immediately upon notification. Owner will provide an itemized
bill.

Credit Card Authorization: Renter authorizes the Owner to charge any damages or
excessive cleaning that may be caused by Renter or their guests, not covered by
either the deposit, or the security/breakage deposit to the Renter credit card.
By agreeing to this rental agreement Renter is giving this authorization.
Owner will provide an itemized bill.

The premises shall be used for
residential purposes only and Renter shall peacefully and quietly occupy the
same and shall not disturb, annoy, or inconvenience neighbors. Renter shall
permit no activities on the premises, which are contrary to any law, ordinance
and/or any applicable health and/or fire department or insurance policy
provisions.

The Renter shall leave said premises
in a clean and sanitary condition upon exit.

The Renter agrees to report promptly
to Owner or Owners’ agent any mechanical, electrical, plumbing or other problems
on the premises. Upon not less than 24 hour notice, Renter shall make
available to the Owners’ agent access to the premises to make necessary or
convenient repairs. In an emergency, Owner or their agents may enter premises
without prior permission.

The Owners’ agent or the owner of said
premises is not responsible for injury to Renter, their family or guests, or
for damage or loss of their personal property incurred during their stay.
Renter, their family and guests bear the risk of any injury or loss.

Cancellation Policy: The US$_______
required deposit will be refunded in full minus a US$75 service charge provided
Owner is notified of cancellation at least sixty ( 60 ) days prior to Renter
scheduled arrival date. Cancellations on shorter notice will receive no refund
unless premises is able to be re-rented for same time period, in which case the
deposit will be refunded in full minus a US$75 service charge. No refund is
given after Renter takes occupancy. Owner suggests the purchase of travel
insurance.

Refunds: Cancellations by the Owner for
reasons beyond the Owner’s control, examples not limited to: hurricane, acts of
terror, or volcano related, will result in a 100% refund or at Renter option,
rebooking at another time.

Owner or their agents will provide
water, electric, gas, trash removal, twice weekly maid service, all linens,
towels, cooking utensils and local
telephone usage. Renter is responsible for all long distance calls made
during tenancy.

Accommodations are one ( 1 ) queen bed
and two ( 2 ) twins/one ( 1 ) king.

Maximum
overnight occupation is four ( 4 )
people.
Renter scheduled
arrival date is __/__/____, departing on __/__/____. Deposit required to confirm
your booking is US$______. The remaining balance of US$______ plus the
US$______ security is due by __/__/____.
